Ask the experts: how often should you jet wash a patio?

There's no single right answer, because patios all face different weather, shade and wear. But after pressure-washing hundreds of them across Surrey and London, a few patterns hold true — and they surprise most homeowners.

For most patios: once every year or two

Once a year is the sweet spot for a patio that sees regular family use. If yours is sheltered or gets less footfall, every two years is usually fine. The goal is to lift the surface before grime and moss get a proper grip.

Shaded, damp spots need more attention

Patios under trees, against a north-facing wall, or anywhere that stays damp and shaded will green up with moss far faster. Those areas may need cleaning every six to twelve months to stay on top of it.

Jet washing can be done badly

The pressure matters more than most people think. Held too close, a jet can scour the sand out of joints, erode the surface of softer stone and even mark paving. Getting the balance right is what separates a clean patio from a damaged one.

Aftercare keeps it clean longer

A fresh-pressure-treated patio can be sealed to help it stay cleaner and resist weeds and moss for longer. Resanding joints and a good sealant make the effort last far beyond the day of the clean.
